At Clearview, caring for a property goes beyond day-to-day administration. It is also about protecting and growing the investment each owner has made. Through partners we know and trust, we can introduce owners to three services that make owning in the scheme easier and more rewarding.
A room for a student, help with the mortgage
Many owners have a spare room, and many students and young professionals need a safe, affordable place to live. Clearview refers owners, investors and residents to Quni Living, a platform built for room-by-room renting.
Lower management costs, a wider pool of verified renters, and rooms leased individually. Room-by-room leasing can return more than a whole-house tenancy on the same property.
Verified listings, compliant leases signed online, and no platform fees for renters.
A landlord service fee, charged on occupied rooms only.
Every listing is verified before it goes live, and renters are checked before they move in.
For an owner living alone, a well-chosen boarder can make the mortgage far easier to carry, and a student gains a good home close to their studies.
Help with a home loan, through a trusted broker
Whether you are buying into the scheme, refinancing or adding to your portfolio, preparation makes all the difference. Clearview sets out, as general information, what lenders usually look for and the documents they ask for, so you arrive prepared. We can then introduce you to an experienced mortgage broker we know and trust.
- What lenders usually look at: deposit, income, existing debts and spending
- The documents a lender usually asks for, gathered in one list
- How boarder income may be treated
- An introduction to a licensed mortgage broker
As general information, the documents a lender usually asks for:
- Identity: Passport or birth certificate, driver's licence and Medicare card.
- Income: Recent payslips and bank statements, or tax returns and ATO notices of assessment if you are self-employed.
- Existing debts: Statements for credit cards, personal and car loans, and any HECS or HELP balance.
- Deposit: Three to six months of savings statements showing the deposit.
- The property: The signed contract of sale, or the council rates notice for a property you already own.
Clearview does not give credit advice or credit assistance, and nothing in this guide is a recommendation of any lender or loan. A licensed mortgage broker or lender assesses every application.
One agent who cares about the whole scheme
Clearview offers owners the choice of bringing rentals, sales and resales under one agent who meets the Clearview standard. The choice is always each owner’s.
Every tenant goes through the same induction, so the building stays quieter, cleaner and safer.
An agent who knows the building and its records can show buyers its true condition and value.
One agent can coordinate access to every unit in a single day, saving owners call-out fees.
Rental and sale issues are solved quickly, because the lines of communication are short.
Tenants will often pay more to live somewhere quiet, clean and well run. That supports rental income for investors and the value of every lot.
