Everything you need to know about switching to Clearview, how we work, and what the Clearview Standard means for your scheme.

About Clearview

Three things define Clearview's approach: a fixed-fee model with zero hidden disbursements, an approach that begins with the Condition Visit, where David inspects the common property and photographs its condition, and the Clearview portal, which gives the Committee real-time access to every scheme document. We act as the building's steward, not only its administrator.

Yes. Insured from day one of every appointment. Professional indemnity and public liability cover is in place before Clearview begins managing your scheme. Clearview Strata Management Pty Ltd is compliant, with strict adherence to the BCCM Act and the Clearview Standard.

Clearview offers body corporate management for residential schemes across South East Queensland, primarily mid-rise and high-rise schemes operating under the Standard Module of the BCCM Act. We specialise in schemes where the physical condition of the building, the scheme's financial health, and the governance quality of the Committee all require uplift.

Fees & Pricing

It means one number. No charges for photocopying, archiving, levy notices or after-hours calls. No "project management" percentage on contractor invoices. No commission from anyone, ever. The body corporate's fee is the only money we receive. Every standard administrative task is included in the one monthly fee: what you see is what you pay. Every meeting is included in the fee, and every meeting is held online, including committee meetings and the annual general meeting. The only extra is an extraordinary general meeting, at $350 + GST. Extraordinary general meetings are held online.

No. Clearview receives no commission from any insurer, on any policy. The whole premium goes to the insurer, and our advice is free of any conflict.

Complete the Scheme Evaluation Form. It takes about five minutes. Once we have the basic scheme details (number of lots, building type, current management fee, and any specific concerns), we'll prepare a fixed-fee proposal and reply within two business days. The proposal shows what would change under Clearview, item by item, and the savings available.

Switching to Clearview

The 90-Day Onboarding Plan runs over the first 90 days from the date the management agreement is signed. There are four committee meetings: the welcome meeting in week 1 (online), on site with David during the Condition Visit (days 35 to 42), the findings meeting around day 60 (online), and the Day 90 meeting (online), when the change-over is complete. The detailed day-by-day change-over plan is part of The Clearview Standard in the portal.

Possibly. It depends on the terms of your current management agreement. The body corporate may end a manager's engagement only by ordinary resolution at a general meeting, in the circumstances the regulation module allows or by agreement (Standard Module ss 150 to 152). We recommend reviewing your current agreement with a BCCM Act solicitor. We can explain in general terms how management agreements end during your Scheme Evaluation. The steps are set out in Chapter 23: How do we change our body corporate manager?

Minimal. Every owner and tenant receives a welcome briefing with direct contact details. Levy schedules continue without interruption. The body corporate's accounts stay as they are unless the committee decides otherwise, and they are reconciled to the day Clearview starts. Changing managers should feel easy for the committee and go unnoticed by the owners.

One Condition Visit. During onboarding David visits the scheme in person once, inspects the common property and photographs its condition. The first budget is built from what he sees. The committee can choose to add an engineer's inspection, at the body corporate's cost. Every other meeting, including the AGM, is held online. The visit is included in the fixed fee.

The Clearview Standard

Between days 35 and 42 of the change-over, David visits the scheme in person and inspects the common property himself. He photographs the condition of each area, and defects and safety risks are recorded and marked by urgency. The first budget and maintenance plan are built from what he sees. The visit is included in the fixed fee. The committee can choose to add an independent engineer's inspection, at the body corporate's cost. With an engineer's inspection, the committee receives a prioritised schedule of works with cost estimates and a ten-year forecast.

The Clearview portal is the secure, cloud-based system through which every scheme document is stored and made accessible to the Committee in real time. Meeting minutes are placed in the portal as soon as they are issued, and always within the time the rules allow (Standard Module ss 71, 117). Financial statements are available the day they are produced, with a monthly financial report by the 10th of the following month. By-laws, insurance certificates, engineering reports, and contractor agreements are all searchable and available 24/7.

The Compliance Calendar is a live 12-month schedule of every statutory deadline for the scheme: AGM, fire safety inspections, insurance renewal, annual tax return, levy notices, and all BCCM Act obligations. It is loaded into the Clearview portal and updated in real time. Every deadline is planned in the compliance calendar.
